Annual Homeowners Meeting

The Stillwater Greens 2021 Budget Ratification and Annual Homeowners Meeting will be held virtually over Zoom on January 7, 2021, at 7PM.

Annual BBQ Cancelled

Due to the current guidelines for social distancing, we have decided to cancel this year’s Annual Summer BBQ. We hope to resume this event, as well as the Easter Egg Hunt and 4th of July Parade, next year.

Communication will be sent out later this fall about the Annual Homeowners Meeting.

Sadly, we will be cancelling this year’s annual neighborhood BBQ planned for August 17, 2019, due to lack of volunteers. However, we are hopeful that next year will draw in more volunteers to allow us to continue this fun tradition.  We wish everyone a safe and enjoyable summer!

Neighborhood Summer Events

Hello Neighbors!

Please save the date for two of our annual neighborhood summer events!

The first is our annual 4th of July Parade and Social which will take place Thursday, July 4th, at 10 AM in the center cul-de-sac. We encourage your festiveness, so dress up those bikes, wagons, scooters, and strollers, and even yourself if you wish! Light refreshments will be served after the parade.

The second is our annual BBQ which will take place Saturday, August 17, from 4-6 PM in the center cul-de-sac. There will be a face painter, Kent Firetruck, Kent Police, and fun activities for all ages. Please bring a side dish or dessert to share and outdoor chairs are always appreciated.

Easter Egg Hunt

The Easter Egg Hunt is back! Please join us for our Annual Stillwater Greens Easter Egg Hunt on Saturday, April 20th at 12:00PM in the center cul-de-sac.  We encourage all residents to join in the fun and mingle with your neighbors.  We will have light refreshments and an egg hunt for children 12 and under.  We hope to see you there!

Monument Update:
The bids to repair and rebuild the monument range from $14,000 to $29,000. 

 

The driver who crashed into a car and then into our monument was only insured for the state minimum of property damage, which is $10,000.  That means the maximum payout for property damage from Progressive to the multiple claimants will not exceed $10,000.  We called our insurance provider, Farmers Insurance, to inquire about our existing coverage for an accident like this.  We learned the following:

 

We have Outdoor Sign Coverage on our policy.  This coverage would cover the damage to the monument and the limit on our policy for this is $2,500 with a $500 deductible.  We asked if there were other parts of our insurance policy that would apply.  We learned that we also have Outdoor Property coverage with a primary endorsement.  We have a $40,000 policy limit for this coverage.  This coverage would apply to damage to satellite dishes, signs that are not attached to a building (which is what we have), trees, shrubs and plants.  In order for these items to be covered they have to be damaged by one of five causes of loss:

 
1.       Fire
2.       Lightning
3.       Explosion
4.       Riot or civil commotion
5.       Aircraft
 

Since a car hit our sign, we are not covered under this primary endorsement.  If our insurance policy had a Premier endorsement, then the car caused damage would have been covered.  Ouch! 
 
What have we been doing?
 
We filed a claim with Farmers and received a check for $2,500 in the first week of December (Farmers waived the $500 deductible since the estimated repair value far exceeded the coverage).  That check remains undeposited until we confirm our decision to keep our claim open with Farmers.  Farmers subsequently sent a demand to Progressive to receive a payout from the property damage coverage of the driver, thus competing with Stillwater Greens for a percentage of the payout.  The decision to maintain or cancel the claim with Farmers is contingent on the payoff scenarios with Progressive. 
 
I have been calling Progressive during the past two months (Jan and Dec) every 7-10 days seeking to learn the estimated payoff amount to Stillwater Greens.  As of January 17, the claim had not yet been assigned to a representative in the subrogation department (subrogation is involved because of the Farmers coinciding claim) and no one in customer service felt qualified to comment on the estimate of proceeds payable to Stillwater Greens.  Finally, on January 21, the claim was assigned to a specific person.  She reviewed our file and determined that one demand was still missing from the City of Kent.  I called the City of Kent and requested that they fax over their demand for the stop sign work.  The public works department representative responded and faxed the demand to Progressive.  On Tuesday the 22nd I called and spoke with Progressive. They said the demand from the City of Kent was not yet uploaded to the system.   
 
Assuming the demand document from the City of Kent is uploaded and viewable, I will call Progressive Wednesday to review the payoff amounts (with and without a Farmers claim), and to ascertain that no additional insurance adjuster site visits will be necessary to determine repair value.  Once we receive final numbers and affirmation, we will then call the contractors and finalize negotiations and schedule the work to remove debris and begin rebuilding the monument.          
 
I estimate that we will receive between $8,000 and $10,000 from either Progressive and Farmers or just from Progressive.  Thank you for your patience.

New Facebook Group and Summer Events

Our neighborhood now has an official Facebook group: “Stillwater Greens Homeowners”.  This closed group is intended for homeowners as an additional means to communicate neighborhood news and upcoming events, as well as connect with other neighbors.  We will continue to post on this site as well as post flyers for events on mailboxes.
