News from the Board

Welcome to autumn, can you feel it in the air?

  • Community Monuments Update – At the recommendation of the Monument Committee, we have contracted with Federal Way Sign (FWS) to upgrade and update the neighborhood monuments. FWS will reface the surface, replace the letters, paint, and add stone work. The project will begin soon and should be completed by early-to-mid October. As a board, we are grateful to the monument committee for their hard work & efforts on this project. We look forward to its’ completion.
  • Reserve Study – We are pleased to announce that our initial reserve study is complete, and we will be funding our reserve account this month. This reserve fund will allow us to set aside moneys for the timely maintenance of all common areas. Additionally, this reserve fund will put us in better favor with lending institutions as new owners purchase in our neighborhood, or when current home owners refinance. Association Reserves was hired by the board to provide this initial study. The first major expenditure from this fund will be the monument upgrades. Further details will be provided at the annual meeting in November (see formal announcement below).
  • Recent Tree Removal – Tract C update: three 85 foot cottonwood trees and one alder tree (in Tract C) were recently removed. The roots of these trees were causing ground upheavals and impeding fence improvements by some home owners. Many of these trees were also considered a danger as they continued to age. This work was completed by Nature’s Way Tree Service in late August.
  • ACC Form Updated – The Architectural Committee Exterior Change Request Form has been updated to include signature areas for neighbors effected by requested work. This change will make sure that all neighbors/parties involved with a given change is knowledgeable and accepting of the requested modifications. You can obtain a copy of the new form by clicking the Secure Forms link at the bottom of this page.

2016 Annual BBQ   (organizers: HOA Board)

The annual barbeque was held on September 10th in the center cul-de-sac. The weather was perfect (sunny and low-to-mid 70’s) and we all enjoyed good food, good conversation, and good fun (games galore). We did miss the fire truck and police car, but they were busy protecting our citizens and overall community. We will try again next year! Thank you to all who helped with games and provided food. We are especially grateful to our local civic leaders who attended this year. The city officials in attendance were:
