News from the Board


Board Elections Meeting – The Home Owners Association (HOA) Board Elections will be held on December 20th at 7:00pm at the Covington Library. As was discussed at the annual meeting, 20 home owners are needed for the required quorum to allow for an official election to be conducted (otherwise appointments will be made until the next annual meeting). The official elections packet for each home owner will arrive in early December and will include a ballot-by-mail. Please return your ballet to WPM via USPS if you are unable to attend the actual election in person.

HOA Financials – The 2017 budget was ratified on November 1, 2017 at our annual meeting. The highlights of the new budget are as follows: 1. Reduction of yearly dues from $425/$400 to $380 per year (due February 28th), 2. reserve amount contribution defined at $6010 (reserve account opened and initial deposit funded in 2016 – see Financials section for details), 3. budget amount for tree removal set at $3440 (our largest non-budgeted expense in 2016), and fees for our property management company (WPM) set at $900/mo (no change from 2016). For your reference, the 2017 budget has been included in the Financials section of the web site (it also includes the 2016 budget and actuals).

Community Monuments – The modernization and repair work on our community/entry monuments is now complete (contractor: Federal Way Sign, LLC ($8,053.72)). The work includes new rock facing, embedded artwork/emblems on either side, new lettering (in a modern cursive font), a new paint job, and any needed repairs to the structures. We would like to recognize Stacey Stroud, Sheila Smith, and Alisha Silbaugh for their efforts and involvement on the monument committee. Thank you ladies! You may have already noticed that the web site header has now been enhanced with an updated picture of our north monument (concept art shown below); to see the “before” picture, please see the previous site header below the new monument’s concept art. Quite an improvement! Thank you to all who were involved in making this entrance update a reality!

2016 Neighborhood Holiday Lighting Contest


We are pleased to announce the 2016 Holiday Lighting Contest has begun! As in previous years, top participants will receive gift cards in the amounts of $75 for 1st place, $50 for 2nd place, and $25 for 3rd place. Remember, however, all participants are winners! We look forward to lighting up our neighborhood with the holiday spirit! Judging will be complete by December 20th, with prizes being distributed on the 23rd of December. Can you top this???   ðŸ˜‰
